What changes between BA20, BA21 and BA22
The three Yeovil postcodes are not just an administrative split, and knowing which one an address sits in tells us most of what we need before we have seen the house. BA20 holds the centre and the older ground to the south. Somerset Council's own conservation appraisal describes Hendford, Silver Street and Middle Street rising steeply to the level spine of High Street and The Borough, with Silver Street bounded by massive retaining walls and Court Ash sitting down in a narrow valley. Penn Hill climbs to around 100 metres south of the centre. Gradient like that is not scenery when you are barrowing a loaded sack truck, it is the job. BA21 is the northern half of the town and the busier residential spread: Abbey Manor Park, Brimsmore still building out on the north side, Pen Mill, and Higher Kingston where Yeovil Hospital sits. Yeovil College is a little further round on Mudford Road. Between them those two account for a good share of the moving-for-work jobs we quote. BA22 is the western edge and the countryside, covering Houndstone, Lufton and Brympton and then the villages at Tintinhull, Chilthorne Domer, West Coker, East Coker and Hardington Mandeville. Worth knowing that Montacute, just up the road, is TA15 rather than BA22.

Getting a removal van into central Yeovil
Yeovil is easy to reach and harder to park in. The A30 runs straight through and changes name doing it, arriving from Sherborne as Sherborne Road, skirting the centre as Reckleford and Queensway, then heading out as West Coker Road. That is our own way in from the Shaftesbury yard. The A37 crosses north to south as Ilchester Road, the A359 leaves to the north east as Mudford Road, and the A3088 runs out past the Leonardo works on Lysander Road to meet the A303 at Cartgate. The centre is the part that needs planning. Somerset Council has restricted general traffic through The Borough and High Street under the Yeovil Refresh works, and the top of Middle Street at the Wine Street and Peter Street junction is closed to traffic. A flat in that block is a shuttle job: the van stands at an agreed point on the edge of the restricted area and the load is barrowed in and out. We measure that carry at the survey instead of finding it on the day, because on a central move the walking distance, not the volume, is usually what sets the crew size and the hours. The height barriers catch people out. The Quedam car park and the Yeovil Hospital multi-storey are both limited to 2.1 metres, which rules out a Luton and anything larger. Somerset Council's Petters Way long stay car park has no height restriction and 24 hour access, so it is the one we plan a central load around. If the job needs the van to stand on a controlled bay or a yellow line, Somerset Council issues suspensions and dispensations and asks for at least five working days of notice, so that is a call to make when you book the date rather than the week of the move. One last thing if you are timing a move around a train. Yeovil has two stations and only one is really in the town. Yeovil Pen Mill is just under a mile east of the centre, off Lyde Road. Yeovil Junction is about two miles out at Stoford, a different village altogether.

Yeovil has no single typical job. The centre carries three conservation areas and more than sixty listed building entries, including a Grade I parish church and a run of Georgian town houses on Princes Street, and Hendford Hill has an Article 4 Direction over it. In practice that means period stock: Victorian and Edwardian terraces and converted flats where the carry is stairs only and a wardrobe comes apart before it comes down. Penn Hill is a different problem again, larger detached houses in their own grounds with a sharp change of level up from South Street. Preston Plucknett and Abbey Manor Park are the family end of the market, mostly post-war and later semis and detached houses with drives you can back onto. Brimsmore is newer still, where the estate roads are wide but parking outside an individual plot can be tight while building work is going on. Out in BA22 and the villages at West Coker, East Coker, Tintinhull, Chilthorne Domer and Hardington Mandeville there are older cottages, farmhouses and barn conversions, and that is where low doorways, narrow lanes and the occasional piano change the plan. We price off the access, the volume and the carrying distance rather than the number of bedrooms.
